Buy a wave in the Phillipines

I just got sent this email and I can't tell if it's a Nigerian scam moved to SE Asia or what. Who buys a wave? Who responds to these sort of emails?

Dear Sir,

I am just wanting to let you know that my friend has a private wave for sale in The Philippines that is consistent year 'round. The water is very warm and the people are quite friendly.
It is a left that wraps around a headland and is protected from the NE winter winds. The water is clean and unpolluted, and there are other good waves in the area. A capital city with a domestic airport is two hours away.
The deal includes five acres of ocean frontage with a white sand beach nearby.
The price is $250,000.

I was thinking the same thing Mark, but I don't subscribe to the concept of wave exclusivity or ownership.

May not be a scam though, a couple of savvy mates of mine bought 3 hectares overlooking a beautiful bay with a right/left reef combo on Lombok. About 45 mins from the new international airport. Less than the asking price of the Fillipino wave too.

Stu, it may not be a scam, but beware traps for young players.

First up, foreigners (generally speaking) cannot own land, only building(s) on it, and the land's legal holding entity must have majority Filipino composition; check first with yer wife on this one.

Secondly, not all Philippines' land is subject to a title registry system; if this is the case with the land in question, establishing just who the current legal owner is (so clean legal title can be passed) will be nightmarish.

On a brighter note, I do have an opportunity with a Nigerian banker trying to get USD$ out of his country, if you're interested....

Wouldn't be suprised if it was true, dont know about Phillipines but average going rate for land in Indo outside of Bali/Lombok and citys is about $5 per m2.

So that would make it about just over $8 per m2 sounds realistic for a similar nearby country, but bet the true local price would be much cheaper.

Why would you have to pay for it to own it, I didn't pay a cent for the break me an'me mates own, but we do pay rates and have also paid our dues.
