Don't neglect to think about Mt Gambier limestone for outbuildings and walls etc. cheap as fk and easy to build with with basic saws and mud-mixing skills, and you're close enough for transport costs to not be prohibitive.

Basesix. Hi. I do like Mt. Gambier limestone, there’s a warm fuzzy feeling when you are building with billions of minute calcium carbonate animals, knowing too well they were jetting around in some aqueous environment along time ago.
But, I’ve built out of Rammed Earth prior on our old 10acre bush block, using the beautiful Anglesea Quaternary gravels, orange to ochre colour, magnificent. I’ll dig up some photos soon.. AW

Also, a very larger portion of a surf apparel companies' female swimwear market is targeted at girls/women who don't actually surf. Surfing is just a prop. It's called fashion, if you're into that sort of thing.
